Boulder County Market Trends: Winter 2019

Our local market trends this fall remain consistent with expectations.  There are a few outliers in the data set and they are explained below.  In general, value increased in single digits across most cities that we poll.  Homes are sitting on the market longer than they did last year.  “Closed sales” in Superior doubled this year compared to last as buyers take advantage of all of the new construction homes in Downtown Superior.  See an update on the new developers and their floorplan options here.  It is also worth noting that homes continue to sell for slightly less than the original list price across most of the region.  This is a noteworthy indicator of a weakening seller’s market.  Buyers continue to benefit from high inventory levels with less competition.  Accordingly, they are able to negotiate with sellers to terms that benefit them greater than in a strong sellers’ market.
